Insurance companies are constantly refuting claims based on improper workmanship performed on properties as well as lack of maintenance over time.

Strata schemes must ensure that any work required to repair common areas is properly scoped (“fix pipe” is not a scope of works surprisingly enough), clearly defined and undertaken by licensed contractors, not general contractors.  Ensure that the contractor has the proper insurances and expertise to carry out the work.
