ABOUT US

We are a professional Body Corporate Management firm with offices

located centrally on the Sunshine Coast and have specialised in Body

Corporate management from Cooroy to Caloundra for the past 9 years

very successfully. Our main aim is to offer a personalised and

professional service to Unit owners at a REASONABLE cost.

SERVICES

Our Company is constantly updating its knowledge on legislation and

procedures to keep your Body Corporate fully informed of your legal

obligations and responsibilities. The specific services we offer are

listed on the enclosed Sample Management Agreement.

POINT OF DIFFERENCE

One of the main differences to note between other Body Corporate offices

and ourselves is the pricing schedule we use at North Shore Body

Corporate. We believe it is a very simple but effective. We charge a

“Flat fee” for all our administration services no matter which component

which means easier budgeting and no surprises at the end of the

year. The other difference you will immediately notice is we also

organise all maintenance and repairs without you taking on the stress

of quotes and other issues involved in this. Just one phone call to our

office and it is done. Having a large property management base

means we have “on call” contractors who offer us discounted rates and

priority service. This means we can pass on the benefits to you

through better and cheaper quotes along with reliable service. We do

not charge for this service AT ALL.

Secretarial

�� Convene and attend the Annual General Meeting up to 2 hours

�� Call nominations for the position of executive and ordinary members of the Committee.

�� Call for motions for inclusion into the agenda for the Annual General meeting as required

�� Prepare and distribute the notice of annual general meeting and ancillary documentation.

�� Record and distribute minutes of annual general meeting.

�� Prepare and distribute notices for committee meetings based upon 2 meetings per year

�� Distribute minutes for the committee meetings.

�� Arrange for the appointment of a returning officer if necessary.

Financial

�� Open, maintain, reconcile and operate a bank account for the administrative fund and the sinking fund.

�� Open, maintain, reconcile and operate any term deposits for monies held over $3000 for the Body Corporate at

the discretion of the Manager

�� Prepare a statement of accounts for each financial year.

�� Prepare a draft budget for each financial year and present to the Chairperson or Committee meeting for approval

for inclusion into Annual General Meeting

�� Issue notices to lot owners for payment of any levy contributions.

�� Receipt and bank levies.

�� Process and pay accounts either by cheque or directly through EFT

�� Pay all accounts associated with the Taxation of the Body Corporate

�� Prepare financial records and statements as required by the Regulations for the relevant   Module.

Administrative

�� Pay insurance premiums and organise renewal. Obtain quotations for renewals if requested.

�� Establish and maintain the roll and registers

�� Maintain and keep records

�� Make available the records for inspection within 24 hours notice

ADDITIONAL SERVICES

�� All above agreed services are required to be undertaken inside of normal business hours.

(9am – 4.30pm Mon-Fri and will be available on a Saturday at the agreement of the BCM)

�� Preparation of notice of meeting, distribution of minutes and attendance at meetings in excess of those stated as

an Agreed Service

�� Any reasonable and lawful request by the Body Corporate which is not stated as an Agreed Service
