It is now over 3 months that we have had nothing but northerly winds blowing so that means we must be getting very close to Christmas. It has been an exceptional run of weather that has replenished the beaches impressively and combined with 24 degree water temps to create perfect conditions for everyone to head to the beach (unless you surf). Longer term weather forecasts are looking good through to February so all signs are positive for a very big summer across the North Shore and surely at some time that will include a wave breaking in anger again around here. The longer this run of great weather continues, the more the holiday accommodation phones keep ringing and we should have the House Full signs out before we get too far into December. Coolum has turned on the lights of the Christmas tree on the Esplanade and the Marcoola resort strip has also been lit up this year with solar Christmas lights along both sides of Suncoast Boulevard. By the time you get here you can also expect Palmersaurus and Motorama to be up and running as our newest attractions will now be known but whatever you do please don’t complain about anything if Clive is in the house. You probably heard what happened to the last person that complained at his Gold Coast Resort. It would be a shame to get kicked out before you made it all the way around the excitement that will be happening there.
There is a bit of building activity happening as we head in to the summer season. The new golf course at Bli Bli is really starting to take shape and is enjoying this much better run with this weather. The grass growing is underway so that should mean by this time next year they will be getting very close to opening. At the corner of Mudjimba Breach Rd and David Low Way at Pacific Paradise is the new Paradise Point commercial and residential development which is now well under way. This will comprise 12 new shops and a similar number of residential units. The aerospace precinct at the airport has commenced with construction of the new maintenance hangars underway and McDermott Aviation announced as the first major tenancy. This will be the first big step towards accessing the FIFO market through the Maroochy airport. The Beach Haven residential land development at Mudjimba is due to commence first week in December. This has started selling well with lot sizes on average around 700 m2 selling in the mid $300,000 range. Sand Castles at The Boardwalk comprises 47 small lot houses and has sold the first stage of 24 properties with pricing for house and land around $400,000. Earthworks are well under way and house construction will commence early 2014. Coolum Residences which includes the new land on the beach side of the David Low Way at Yaroomba has reduced their pricing to low $300,000 for vacant land which has stimulated demand. The very chic Seksui houses have also had significant price reductions and are now selling between $850,000 and $1,000,000. Finally the new service station on Coolum Esplanade has had it’s new fuel tanks installed. The site has been cleared and left idle for most of this year to deal with contamination requirements. Expect construction to commence here in the New Year. Finally the major renovations at Coolum Surf Club are getting close to being completed and will be unveiled before December 25. This is more activity than we have seen in quite some time but it all points to more positive times as we head into 2014.
As we reach the end of 2013 it is great to report a definite and positive improvement in sentiment creeping across all areas that our business operates. Holiday accommodation, Permanent rentals and Body Corporate Management departments are all experiencing very high demand. And in a sign that the planets may finally be aligning, both sales offices in Coolum and Marcoola are seeing higher levels of buyer enquiry and sales. Prices are still subdued and we are likely to see limited growth for some time yet but there is definitely a trend back to property which is very encouraging.
A plug for our last Multi Auction for 2013. !5 properties are being offered with Auction night being December 12. We started these selling events with the motivation of trying to offer our sellers something proactive in very difficult times and they have proven to be outstandingly successful. We expect that the success of these events will continue and still provide any sellers the best chance to get their best result in a reasonable amount of time particularly as the market improves.
