Jay who normally writes this part of the Newsletter is enjoying a break and has travelled to Bali and Lakey Peak to try his skills in the waves there with one of our sales colleagues, Rob McBroom. Hopefully they will be able to share their story with you next month.

This time of year is when we are getting ready for the busy property selling period, and with strong sales since the beginning of the year, right through the normally slower winter months, things are looking a little more on the positive side compared to last year.

If you have a property that we take care of for you through our Rental Department, and are thinking of selling sometime in the coming busy six months, may I suggest you talk to our sales team now, as it is important to consider planning an appropriate tenancy agreement so you can enjoy a rental return continuing to come in and attract a suitable buyer. At present most sales are still to people wanting to live in properties, so the end of the lease date is very important.

Another matter to consider is that with any new tenancy, it is best to wait a 60 day period from the renewal date before listing a property for sale, otherwise the tenant can give two weeks notice to vacate, leaving you without an income.

We have achieved great results through our in-house auction campaigns. We are currently preparing for our SPRING AUCTION EVENT it will be our 7th auction in 12 months. The next Auction event is on 18th October 6pm at Ramada Marcoola Beach.

An Auction uncovers the true market value for cash, with no conditions, and is proving to be a popular method of selling for vendors. With a tightening rental market, buyer confidence is returning and we are starting to see some urgency in our enquiries that has not been evident for some time.
